Nocturnis was established in January 2018 by professionals who recognised a gap in the Singapore property rental market. While traditional agencies focused on transaction volume, we observed that relocating executives and their families needed something different: a service model that acknowledged their time constraints, respected their decision-making autonomy, and provided practical support during the settling-in phase.

Our founding team combined backgrounds in property consultancy, corporate relocation, and hospitality management. This intersection of expertise allowed us to design services that address the actual friction points experienced during international relocation—scheduling conflicts with property viewings, unfamiliarity with local negotiation practices, and the overwhelming administrative complexity of establishing residence in a new country.

Since inception, we have worked exclusively with clients relocating to Singapore for professional purposes. This focus has allowed us to refine our processes, build relationships with property owners and building management across key residential districts, and develop systems that consistently deliver what our clients value most: efficiency, discretion, and reliability.

We do not operate on commission structures tied to rental values. Our fee model is transparent and service-based, which eliminates the potential for conflicted advice. When we represent you in negotiations or recommend a property, our interest is aligned with yours—securing appropriate accommodation at fair terms, not maximising transaction value.
