We recommend reaching out at least one week before you need to begin viewing properties. This allows us time to coordinate with landlords and building management to secure your preferred evening or weekend time slots. For more immediate requirements, we can often arrange viewings within 2-3 business days, though availability may be more limited.

We require your budget range, preferred lease duration, any specific terms you consider non-negotiable (such as early termination clauses or maintenance responsibilities), and your timeline for securing the property. We also benefit from understanding your priorities—whether rental amount, lease flexibility, or specific inclusions matter most to you. This information allows us to develop a negotiation strategy aligned with your objectives.

The programme commences two weeks before your arrival date with a comprehensive check of your property, utilities, and any provisioning you've requested. On your arrival day, our coordinator meets you at the residence for a guided orientation. Follow-up support continues for the first week after arrival, including neighbourhood walks and assistance with essential administrative tasks.

Our services focus specifically on the property rental process and practical settling-in support. We do not provide immigration advisory services. However, as part of the Signature Arrival Experience, we can direct you to reputable immigration consultants if you require such assistance, and we coordinate our timelines with your visa requirements to ensure your property is ready when you have the legal right to occupy it.

Each service has a fixed fee as listed. Payment for the Evening and Weekend Viewing Service is due when you confirm your booking. For Negotiation Representation, 50% is payable at engagement and the balance upon successful lease execution. The Signature Arrival Experience requires a 40% deposit at booking, with the remainder due one week before your arrival. All fees are quoted in Singapore Dollars and exclude GST.

When representing you in negotiations, we act as your agent and maintain appropriate confidentiality. We do not disclose your financial capacity beyond what is strategically necessary for the negotiation, and we control the flow of information to ensure you maintain negotiating leverage. All communications between us remain confidential, and we seek your explicit approval before committing to any terms or sharing specific information with the landlord or their representative.
